Terms & Conditions
In-home Pet Sitting & House Sitting · These Terms & Conditions form a clear and fair agreement between the pet owner (“the Owner”) and the pet/house sitter (“the Sitter”).
For the purpose of this agreement, “the Sitter” means:
- Name: Monika Janalikova
- Trading as: Clover Pet & House Sitting
The trading address, contact details and personal details of the Sitter will be provided prior to confirming the booking.
These Terms & Conditions are designed to ensure the wellbeing of the animals, the safety of the Sitter, and respectful care of the property. By confirming a booking, both parties agree to the terms below.
1. Basis of the Agreement
- 1.1. This agreement is for the Sitter to care for the stated pets, at the stated property, for the agreed dates.
- 1.2. All key details — including the property address, pets, routines, start and end dates, key handover arrangements, emergency contacts, preferred veterinary contact details, and any special requirements — are shared and agreed in advance.
- 1.3. A booking video call is arranged before confirming a booking, so both parties can discuss routines, expectations, responsibilities, and overall suitability.
- 1.4. If the Owner requests an in-person meeting prior to confirmation and this requires travel by the Sitter, the travel costs are kindly covered by the Owner.
2. Scope of the Service
- 2.1. House sitting and in-home pet sitting means caring for the stated animals within the stated property for the agreed period.
- 2.2. The service includes, where appropriate: feeding according to the Owner's written instructions; ensuring ongoing access to fresh, clean water; dog walking where it can be done safely and as agreed (including duration and location); appropriate exercise suited to the animal; companionship, supervision, and a caring presence in the home.
- 2.3. In-home pet sitting means the Sitter stays at the property for the duration of the booking, including overnight, and provides ongoing care, companionship, and supervision for the pets. The Sitter may leave the property for reasonable periods for personal matters, provided this is within the maximum time the pets may be left alone, as agreed in advance with the Owner. Bookings that require supervision at all times, with no allowance for the Sitter to leave the property, cannot be accommodated.
- 2.4. The service does not include training, behavioural modification, or veterinary treatment. Administration of medication is included only when agreed in advance and where it can be safely given by one person.
3. Pet Welfare & Owner Information
- 3.1. The Sitter agrees to provide kind, attentive, and responsible care, following the Owner's instructions as closely as reasonably possible.
- 3.2. The Owner agrees to provide honest, clear, and complete written information about each pet's routine, behaviour, health, dietary needs, medication, walking expectations, and any known challenges.
- 3.3. The Owner is responsible for providing all necessary resources, supplies, access details, and instructions required for the sit before it begins.
- 3.4. The Sitter will not carry out any instruction that feels unsafe or goes against animal welfare.
- 3.5. If the Sitter believes an animal's wellbeing is compromised, the sit may be ended early without fault on the Sitter's side.
4. Liability, Responsibility & Insurance
- 4.1. The Sitter holds appropriate Pet Business Insurance.
- 4.2. This insurance does not replace the Owner's responsibility for routine care, standard veterinary costs, medications, ongoing treatments, or normal household expenses.
- 4.3. The Sitter's insurance applies only to incidents caused by the Sitter's proven negligence and does not cover damage, loss, or issues arising without fault on the part of the Sitter.
- 4.4. The Sitter is not liable for illness, injury, or health conditions arising from natural causes, age, pre-existing conditions, or unpredictable events beyond reasonable control.
- 4.5. The Sitter is not responsible for outcomes related to disclosed behaviours, known risks, or typical animal behaviour.
- 4.6. The Owner is responsible for providing complete and truthful information.
5. Behaviour, Anxiety & Special Needs
- 5.1. Any anxiety, reactivity, aggression, separation difficulties, destructive behaviour, or other notable habits must be disclosed before the booking is confirmed.
- 5.2. If a pet experiences strong anxiety, the Owner agrees to provide appropriate medication and management tools for the duration of the sit.
- 5.3. If a pet has special physical needs or disabilities, the Owner will clearly explain and demonstrate how to handle and support the animal safely.
- 5.4. Failure to disclose relevant behavioural or health information may result in the sit being ended early.
6. Dogs — Walking & Safety
- 6.1. Dog walks are provided only where they can be carried out safely and responsibly.
- 6.2. Dogs are walked on a lead unless otherwise agreed in advance.
- 6.3. Walks may be dismissed if: the dog is highly reactive and cannot be managed safely; the dog becomes aggressive when preparing for a walk; continuing walks would place the Sitter, the dog, or others at risk.
- 6.4. Dismissing walks due to safety concerns does not constitute a breach of service.
- 6.5. If off-lead walking is requested, responsibility for recall and behaviour remains with the Owner.
- 6.6. Large breed dogs must be manageable in public settings. If walking is unsafe, exercise may be limited to a garden or enclosed area, as agreed.
7. Medication & Health
- 7.1. Medication is administered only if agreed in advance and if it can be safely given by one person.
- 7.2. If this is not possible, the Owner will arrange an alternative solution.
- 7.3. If a pet becomes seriously unwell and requires significantly more care than agreed, additional charges may apply or alternative arrangements may be required.
8. Veterinary Care & Emergencies
- 8.1. The Owner authorises the Sitter to seek veterinary care in an emergency if the Owner cannot be reached.
- 8.2. All veterinary and related costs are the responsibility of the Owner, unless negligence by the Sitter can be proven.
- 8.3. In the event of a pet emergency, house-related emergency (such as essential utility failure), or a medical emergency involving the Sitter, the Sitter is authorised to take reasonable and appropriate action, including contacting emergency services or local emergency contacts provided by the Owner.
- 8.4. Emergency contact details and preferred veterinary information must be provided before the sit begins.
9. Nature of the Arrangement
- 9.1. This is a temporary house-sitting and pet-sitting service and does not create a tenancy, lease, or residency.
- 9.2. The Sitter does not gain any tenant or occupancy rights under this agreement.
10. Exclusive Use of the Property & House Rules
- 10.1. The property is expected to be fully vacant for the duration of the sit.
- 10.2. Unless agreed in advance, the Sitter will not: smoke or vape inside the property; bring any additional pets onto the property; access any rooms or areas designated by the Owner as off-limits.
11. Cats & Free Roaming
- 11.1. If a cat is allowed to roam freely outdoors, responsibility for the cat's safety remains with the Owner.
- 11.2. The Sitter is not responsible for pets escaping through access points disclosed in advance.
- 11.3. Damage caused by typical or known animal behaviour remains the Owner's responsibility.
12. Supplies & Essentials
- 12.1. The Owner provides all pet supplies and all household and cleaning supplies required for the normal running of the home during the sit.
- 12.2. This includes essential utilities such as heating fuel (for example, firewood if a stove is the primary heat source), drinkable water if water on the property is not potable, and any other essentials needed to maintain safe and comfortable living conditions.
- 12.3. If the Sitter is asked to purchase items, funds are provided upfront and receipts shared.
13. Access, Security & Privacy
- 13.1. Working keys are provided in advance.
- 13.2. All keys provided by the Owner will be returned at the end of the house-sit.
- 13.3. Any security systems, alarms, or cameras are disclosed before the sit begins.
- 13.4. The Sitter agrees to follow all security instructions and to secure the property when leaving it.
- 13.5. No CCTV or recording devices are permitted inside the home during the sit. Outdoor CCTV is understood and accepted.
14. Property Care & Cleanliness
- 14.1. The home will be returned to the same level of cleanliness as it was at the start, allowing for normal daily living.
- 14.2. The Sitter agrees to maintain reasonable hygiene standards throughout the sit.
- 14.3. Any damage, malfunction, or unusual issue noticed during the sit will be reported to the Owner as soon as reasonably possible.
- 14.4. Repairs due to normal wear or appliance failure remain the Owner's responsibility.
15. Communication & Updates
- 15.1. Both parties agree to remain reachable during the sit.
- 15.2. For any urgent matters, the Owner agrees to contact the Sitter by mobile phone call.
- 15.3. Updates are provided at the frequency agreed before the start of the sit. The usual update frequency is one update per day.
- 15.4. More frequent or less frequent updates can be arranged, but this must be agreed at the beginning of the house-sit.
- 15.5. Regular non-urgent updates will be shared via a messaging platform agreed in advance (for example, WhatsApp).
16. Pricing & Booking Arrangements
- 16.1. The base rate is individually tailored to each booking and is calculated based on the number and type of pets, the dates and the duration of the booking, the care required, and the location.
- 16.2. Unless otherwise agreed, the base rate covers a period of up to twenty-four (24) hours. For in-home pet-sitting bookings, this will typically include an overnight stay at the Owner's property.
- 16.3. An extended care fee applies where the duration of the booking exceeds twenty-six (26) hours. The fee for extended care will be calculated according to the dates and times of the booking and the length of time for which the extended care is required.
- 16.4. Where the agreed handover time is after 8:00 pm, the booking will be charged for an additional night.
- 16.5. If the Owner's return is delayed beyond the agreed handover time, additional charges may apply.
- 16.6. Payment for the booking is payable by bank transfer following the issue of an invoice.
17. Cancellations & Refunds
- 17.1. Bookings are confirmed once full payment has been received following the issue of an invoice.
- 17.2. If the Owner cancels the booking more than seven days before the agreed start date, a full refund will be issued.
- 17.3. Cancellations made seven (7) days or less before the agreed start date are non-refundable.
- 17.4. No refunds will be issued for early returns, shortened stays or changes to the booking after the sit has commenced unless agreed in writing.
- 17.5. Any approved refund will be made via bank transfer to the same account from which the original payment was received, unless otherwise agreed between both parties.
18. Termination
- 18.1. The Sitter may end the sit if safety is compromised or conditions differ significantly from what was agreed.
- 18.2. Reasonable efforts will be made to arrange a safe handover or alternative care.
- 18.3. The Sitter understands the importance of reliability and continuity of care and is committed to providing a dependable and professional service throughout the booking.
19. Agreement
- 19.1. These Terms & Conditions form the full agreement between the Owner and the Sitter.
- 19.2. Acceptance of these Terms & Conditions is required prior to the start of the sit.
- 19.3. By confirming a booking and making payment, the Owner acknowledges and accepts these Terms & Conditions.
These Terms & Conditions are intended to provide a clear, fair and respectful framework for the pet-sitting and house-sitting arrangement, ensuring the mutual understanding between the Owner and the Sitter. They are designed to protect the interests of both the Owner and the Sitter.
